Aditya, Rathgama  
Aditya, a 12-suite hotel completed in early 2006, is bound to become a must-have property in the increasingly impressive boutique market. It sits on a secluded stretch of beach in Rathgama, midway between the hedonistic beach resort of Hikkaduwa and the historic old town of Galle, and oozes class and style. A triumph.

Horathapola, Kanadanagedara  
Horathapola made us cry with delight when we first set eyes on it. It is a renovated planters’s house, only 45 minutes north-east of the airport, hidden in an undiscovered rural setting, a resting point perhaps en route to Kandy or the ruined cities.
 
 


Illuketia, nr Galle  
Illuketia is an impressive and spacious estate house set amid hillside palm trees and bamboo groves, barely 10 minutes inland from Galle. It began life as a plantation house more than a century ago and was meticulously restored. in the early 1990s.

It is often said that the interior of a country is where its true spirit lies. Kahanda Kanda (Yellow Moon), set in a 10-acre tea estate perched high above Koggala Lake, argues the case persuasively. Yet this rural retreat remains highly convenient for the coast: Galle remains only 9kms away – and the beaches are even closer.
 
 


Kelbourne Cottages, Hapitale  
Kelbourne "Mountain View" Cottages, which date from the turn of the 19th/20th century, are three sought-after bungalows perched on a lush escarpment, near the hill settlement of Haputale. More cottagey than boutique, perhaps, but the Southern Highlands landscape stirs the senses.
 
 


Lunuganga Resort, Bentota  
Lunuganga, opened as an exclusive boutique hotel in December 2005, offers guests a rare opportunity to step inside the private life of one of the world’s most celebrated architects. Once within the 25-acre estate, after a bumpy ride down winding lanes, it is not difficult to understand why in 1948 Bawa bought this former rubber estate to craft into his garden idyll. After decades of careful, exquisite, creative thought and design Bawa’s legacy, and perhaps most personal life’s work, is today a wondrous and inspiring place to visit and savour.
 
 


Last House, Tangalle  
The Last House, so-called because it was Geoffrey Bawa's architectural swansong, is positioned on an idyllic strip of land - lagoon on one side, beach on the other - on the outskirts of Tangalle. It has long been one of best villas in the south coast and now the owners have opened as a small boutique hotel as well, selling individual suites in the Main House and Annex.
 
 


Malabar House, Galle Fort  
A recently restored town house with a small courtyard and pool. Tastefully furnished with pieces from all over Asia, the house is perfect for families. Close to the Ramparts and small beaches that are great for a morning dip.
 
 


Mount Lodge, Mount Lavinia  
This three-storey house is a secluded and stylish hideaway, a gentle stroll away from Mount Lavinia Hotel and about 10kms from Colombo city. It is a charming world of stone floors, sumptious sofas and four-poster beds, with bright light shining in from several charming stone-walled courtyard gardens.
 
 


Painted Garden, Kandy  
Art lovers will be particularly entranced by painted garden. Set on the breezy slopes of the majestic Hantana mountains, the house has elevated lawns and spectacular views.
