Originally conceived as a private villa in 2000, Kahanda Kanda is the creation of its English owner, a distinguished interior designer, and an Australian architect renowned for his exceptional private residences.
The estate’s striking centrepiece — an 80-metre saffron-hued wall — subtly delineates the public and private spaces, fostering a sense of seclusion. Accommodation is arranged in stand-alone suites and pavilions, each with an ensuite bathroom and a private terrace, while open-air living and dining areas exude an effortless elegance. Interiors marry contemporary Sri Lankan design with antique oriental accents, creating a refined yet inviting aesthetic. This is an inland property, so you are not directly on the beach, but we think this is to your advantage as there’s so much space

The hotel is proud of its strong commitment to sustainability through environmental initiatives such as waste management and the local sourcing of goods and products. Approximately 2,000 trees have been planted around the 12-acre site to offset the hotel’s carbon footprint.
Colombo, with its major international airport is a 2.5hr drive away from here but the hotel is well connected by rail with two major stations within 20 minutes by car. Koggala Lake is a short walk from the hotel, offering boat trips to explore spice gardens, bird reserves and Buddhist temples.
Handunugoda Tea Estate is approximately 3.6km away, offering an introduction to tea production and a tasting room. The consistent swells of Kabalana Beach — a well-known surfing paradise — is just under 7km away.
