Theva Residency is a 15-room boutique hotel set in the tranquil Hantane Mountain Range, offering panoramic views of Kandy’s rolling hills.

While not a luxury property, Theva provides a stylish and comfortable retreat with a focus on contemporary design and personalised service. Built across four levels, the hotel makes the most of its elevated setting, with large windows and open spaces that maximise the breathtaking scenery.

Rooms are simple yet thoughtfully designed, featuring hand-woven murals inspired by Kandy’s Esala Perahera festival. Guests can dine on innovative fusion cuisine, either indoors or on the outdoor terrace, which offers spectacular mountain views. A small infinity pool adds to the relaxed atmosphere. Theva Residency is ideal for couples and travellers looking for a peaceful hillside escape with character. However, due to its multi-level layout with open spaces and staircases, it may not be suitable for young children or those with mobility challenges.

This is a contemporary property rather than something heritage and historic

The property is arguably a tiny bit tired; this is not a high-end luxury hotel but is of a good standard - we feel it’s priced accordingly

The property is not directly in Kandy, but within easy reach

Due to its multi-level layout with open spaces and staircases, it may not be suitable for young children or those with mobility challenges.

Many of the rooms can accommodate children in additional beds, the penthouse suite is ideal for larger families. The hotel’s games room has a billiards table and board games for family entertainment and there is an indoor play area designed for younger guests. Kids’ meals are on offer at the on-site restaurant, Theva Cuisine.

Theva Residency prioritises sustainability while ensuring a high-quality guest experience. The hotel has adopted a meat-free menu, promotes staff development through training in artisanal skills such as bread and jam-making, and implements an efficient waste separation system. Through these initiatives, Theva Residency is actively working to minimise its environmental impact while offering a thoughtful and responsible stay.

Theva Residency provides a peaceful holiday experience in the Hanthana  mountains, 15 minutes away from Kandy town. The drive from Colombo’s international airport takes approximately 3.5 hours.

I can’t thank Cherylle and the Red Dot team enough for their meticulous planning of our family holiday to India travelling through Rajasthan over Christmas. We looked up, and communicated with umpteen tour operators. Though Red Dot seemed to have offices in Sri Lanka and the UK, they seemed to have the best reviews.
